Northgate Estate is one of the most significant integrated housing developments currently underway in the greater Harare region, designed to address Zimbabwe’s growing demand for serviced, well-planned residential land. Conceived as a multi-phase, mixed-use urban estate, the project integrates housing, social infrastructure, commercial activity, and public open spaces within a cohesive planning and infrastructure framework.
UIP Africa was appointed to provide civil engineering design and project management services, delivering the core infrastructure systems required to support long-term urban growth, liveability, and sustained investment value.
The scale, duration, and ambition of Northgate Estate introduced a distinct set of engineering and delivery challenges:
Transforming over 1,000 hectares of undeveloped land into a fully serviced urban estate
Designing infrastructure systems that function independently in early phases while remaining compatible with long-term expansion
Managing schedule revisions and reprogramming without compromising engineering quality or durability
Conventional wastewater solutions would have required extensive land take, buffer zones, and high long-term operating costs
The project required transparent reporting, robust design standards, and infrastructure capable of long-term service delivery
UIP Africa adopted a systems-based, long-term engineering approach, prioritising durability, scalability, and whole-of-life performance over short-term construction expediency. Civil engineering and project management decisions were made with the full lifecycle of the estate in mind, ensuring infrastructure resilience across all phases of development.
A defining feature of the project was the integration of a hybrid wastewater management solution, setting a new benchmark for sustainable residential infrastructure delivery in Zimbabwe.
Designed a comprehensive road and stormwater drainage network, forming the structural backbone of the estate and ensuring resilience against runoff, erosion, and extreme rainfall events
Delivered full water reticulation designs, enabling reliable potable water distribution across thousands of residential and mixed-use stands
Designed and coordinated sewer reticulation systems to support phased development while allowing for future bulk infrastructure integration
Implemented a hybrid wastewater treatment system in partnership with Sewtreat (South Africa), designed to deliver sustainable and efficient wastewater management solutions.
Provided project management services, coordinating design delivery, construction sequencing, and stakeholder reporting across multiple development phases
Northgate Estate has progressed from concept to a clearly defined and serviced urban framework, with substantial permanent infrastructure now established on site.
